Our Location:
The Blue Lodge NH is located at 64 Dalton Drive, Center Barnstead, NH 03225 and is situated between Halfmoon Lake and Locke Lake.

Check-In Procedures:
Check-in time is 3pm. We use an electronic keypad for self check-in. You will receive your code the day prior to arrival, however your code will not work until your check-in time. Sorry, early check-ins are not allowed. We will do our best to accommodate guest requests for an early check-in, but we cannot guarantee any rentals are available prior to 3pm.

Check-Out Procedures:
Check-out time is 10am. Your code for the door will expire at this time and you will no longer be able to access the property. We ask that the property be returned to a generally clean condition. All furniture shall be arranged in its original place, dishes shall be clean and stored accordingly, all bedding shall be left in good order and towels piled together for housekeepers to retrieve. Feel free to leave the beds made or strip them if you prefer. Trash must be securely tied in trash bags and placed in the trash bins in the shed. There is a lock code on the trash can to keep out critters. The Code is 000. Trash pickup is generally on Sunday or Monday. Failure to follow the instructions regarding trash will result in fees charged to the guest ($50.00). Please contact us with any questions or concerns if you are unsure what to do with trash. Any damages must be reported to the Owners on or before the time of departure. Please ensure all lights, fans and other electricity are turned off (excluding heating in cold months).

Reservations:
All reservation confirmations include an administrative processing fee, a vacation assurance fee, a professional cleaning fee and the State of NH Rooms and Meals tax. All reservations are considered confirmed upon receipt of your initial booking deposit required at the time of booking. Reservations are always subject to the final approval of the property owners.

Payment Schedule:
50% Initial Reservation Payment Due at the Time of Booking (calculated on the total of all charges)
Final balance is charged 7 days prior to arrival

All Reservations booked less than 7 days from arrival date are payable in full at the time of booking.

Payments:
The Blue Lodge NH accepts Visa, Master Card, AMEX and Discover. Balances due need to be paid in accordance with the terms listed on your reservation confirmation. The Blue Lodge NH reserves the right to automatically charge the card on file within 24 hours of notifying you. Failure to make scheduled payments when they are due will result in the automatic cancellation of your reservation. Any refunds due will be paid according to The Blue Lodge NH’s cancellation policy.

Cancellations & Reservation Charges:
Bookings cannot be changed or canceled after booking. Any payments received are non-refundable should the guest cancel. Cancellations within 7 days of check-in are paid in full and guests will forfeit all funds in the event of a cancellation. Travel Insurance is highly recommended. If you need to cancel your reservation, please let us know immediately in writing.

**Travel Insurance is highly recommended to insure your vacation and can be purchased to cover cancellation fees and the cost of the rental you may incur due to cancellations made after payments.

Cancellations of a guest’s stay by unforeseen circumstances, mechanical failures or acts of nature that prohibit the use of the property are not the responsibility of the Blue Lodge NH.

The Blue Lodge NH is not responsible for errors, omissions, alterations and complete changes to the décor or furnishings of the properties. We do not guarantee the presence of items and are not responsible to guests for any changes that alter sleeping arrangements etc.

Damage Deposits/Damage Waiver:
The Blue Lodge requires a $250 damage deposit which will be charged on the day of check-in. Damage Deposit will be refunded once property has been vacated and if no damage has been incurred.

Occupancy/Overcrowding:
The Blue Lodge advertises a set occupancy of 8 people based on septic design, square footage, number of beds, and homeowner’s association regulation. There is no time when overnight guests should exceed the advertised occupancy allowance for the home. Overcrowding is a serious situation and is grounds for immediate eviction. Tent camping and/or pop up campers are not allowed on any property without prior consent of the owner.

Day Guests/Gatherings:
The Blue Lodge NH understands that a big part of vacation is entertaining family and friends. However, we caution you to be aware that restrictions do apply and no more than 8 guests can occupy the property at one time. Day guests are to respect common courtesy hours and can arrive after 9am and must depart by 9pm.
At no time are house parties, family reunions, weddings, or other large gatherings allowed without prior written consent.

Family Groups Welcome:
Family groups are preferred. All responsible parties must be AT LEAST 25 years of age and must adhere to the occupancy restrictions as advertised in the listing information. Should a group misrepresent themselves, they will be evicted immediately without a refund.

Pets:
We are a dog friendly vacation rental. We allow up to two dogs that are under 50 lbs each for a fee of $200. Let us know when making your reservation if your dog is coming along. Please make every effort to clean up after your dog(s) on the property and within the community. There is a leash law in effect, but there is a dog park/island where dogs can be off leash for exercise.

High Speed Internet Access:
Access to the Wi-Fi is provided at the property. You may be required to provide your email address to access the Wi-Fi. Internet service is provided at the discretion of the Blue Lodge NH as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.

Water Source/Potable Water:

The Blue Lodge NH is located in Locke Lake Colony which has water restrictions in place, therefore use of hoses and the outdoor faucets are not allowed.

Emergency Services:
The essence of your vacation is to enjoy yourself, so we will make every effort to remedy “displeasing” situations and correct any problems you may experience in a timely manner. Please report any inoperative equipment or problems to our office promptly. Please understand that certain emergencies do take precedence. Appliance failures will be corrected as soon as possible. NO REFUNDS will be made for appliance or other mechanical breakdowns during the rental period.
For after-hours emergencies, you can call us at 508-639-0028. This is for emergency maintenance situations only! For medical emergencies, dial 911. For non-emergency situations, please call during office hours (9am-5pm) or send an email to thebluelodgenh@gmail.com. You can expect our courteous and professional staff to help remedy these situations; however, refunds will not be issued due to malfunctioning equipment or other guest dissatisfaction.

Residential Parking:
Parking anywhere other than the driveway provided is prohibited as to not damage the property and septic system.

Fireplaces/Fire Pits/ Fireworks/Firearms:
Fires are allowed in specifically designed fire pit. You may not bring a portable fire pit or firewood from out of state. Firewood is not provided, but it is sometimes leftover from previous rentals. Firearms, fireworks and other hazardous materials are strictly prohibited.

Kayaks:

Life jackets must be worn when utilizing the kayaks. Guests that decide to use kayaks do so at their own risk. The Property owners are not liable for any injury or harm during kayak use.

NO SMOKING:
We have a strict no-smoking policy, cigarettes, cigars, e-cigarettes, etc. We will charge a fee of $250 if evidence of smoking is found.

Grills:
Tanks for the propane grill should be at the property. It is the guest’s responsibility to clean the surface of the grill and cover it before departure.

Owner’s Liability

The Guests and all members of their party shall hereby indemnify and hold harmless the Property Owners against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guests expressly recognize that any insurance for property damage or loss which the property owners may maintain on the property does not cover the personal property of Guests, and that Guests should purchase their own insurance for Guests if such coverage is desired.

Attorney’s Fees

Guests agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by the Property Owners enforcing this agreement.

Use of Property

Guests expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Guests do not intend to make the property a residence or household.

Shortened Stays and Conditions

There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions, unless specifically agreed to ahead of booking.

Illegal Use

Guests shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement with no refund of rents or deposits.

Fire Alarms

Guests must notify the Property Owners without delay if a fire alarm “chirps” or has a low battery condition.

Possessions

The Property Owner shall not be held liable for any personal possessions left behind.

Governing Law

This Agreement is governed by the laws of the State of New Hampshire. In the event of uncertainty over where the Premises stand, the Owner shall nominate the state of Jurisdiction and Governing Law.

LOCKE LAKE COLONY (LLC), Center Barnstead, NH - RENTER RULES AND INFORMATION SHEET

WELCOME! Enjoy your stay in our beautiful community! To help maximize your enjoyment and avoid questions and misunderstandings, some information is provided below to help you navigate our mixed community of permanent residents and those enjoying a shorter visit. Please note the following expectations:

All LLC member amenities are available to short term renters with the EXCEPTION of areas with key fob access controls. Pools and access controlled boat launch are not available to short term renters (<31 consecutive nights). The GOOD NEWS is, ALL renters ARE welcome to enjoy our many beaches and their NON MOTORIZED watercraft (that are provided by you or your Host...Kayaks, floats, rowboats, canoes, etc.). Equipment you see around if not on your hosts property/part of your rental agreement are others private property and should not be disturbed. There are lots of places to rent boats/equipment in the area - particularly in Alton Bay. Please make sure no plants are clinging to your boats before putting them in our lake - invasive species can kill lakes! As a small/shallow private lake, the use of motorized watercraft is reserved for owners and longer term folks. LLC Boat stickers are required for boats on Locke Lake (contact LLC office M-F). Ask your host for a list of amenities and the colony map from the LLC website so see where the beaches, tennis courts, golf, and other fun stuff is located. While using amenities you must have passes with you (ask your host about these).

Trash - Please dispose of all trash in sealed bags in the covered barrel(s) on your rented property provided by your host (or as instructed by your host).

Pets - (If allowed by your host) are not permitted on shared community beaches. When walking dogs off property, a leash is necessary and any "deposits" left in the process must be bagged and put in the trash.

Parking - All vehicles, RV's etc. parked only on your rented property please. Do not park on or block roads.

Occupants - Daytime guests may be part of the fun, but please observe the overnight occupancy limits you agreed to with your host.

Quiet time - Some lucky folks live and work here... so please limit noise after 10pm, particularly fireworks! Even the sound of "not so loud" voices carry/echo over the lake.

Fish! Have fun, but we appreciate "catch and release"... it's how we keep the lake stocked and fun!

Occupied Campers/Tents - RV's/tents may NOT be used for overnight sleeping by renters. Parking noted above.

Outdoor (drinking) water use (Garden hose/outdoor faucet) NOT allowed

Camp Fires: ONLY In fire pits/fireplaces- and only if provided by and allowed by your host agreement. Fires are not allowed on shared beaches. No cutting of trees for wood. Burn unpainted dry firewood only - please do NOT burn trash and plastics! Excessive smoke pollution can be bothersome to neighbors. Extinguish with a bucket of water when no longer attended.
